Postcodes starting with SE are to become the most desirable this year, as the south east has just topped an online poll of property hotspots for 2006.

Property website whathouse.co.uk predicts price rises in areas such as Canada Water, close to Canary Wharf, and Forest Hill in SE23 will not be far behind Stratford the number one hotspot. This is due to the Olympics coming to London.

Lisa Isaacs, online editor of whathouse.co.uk said: "Canada Water is only one stop away on the Jubilee Line from Canary Wharf and there are all kinds of plans for residential space, offices, shops and an aquarium.

"Prices are very likely to rise, offering strong capital value growth opportunities for investors in the area."

British Land, in partnership with Southwark Council, have put forward £1bn for regeneration in Canada Water, which is just across the water from Canary Wharf on the Rothschild peninsula.

WhatHouse claims Forest Hill has creeped up the poll because it is due to benefit from the East London line extension, with a station due to open next year.

A number of development projects are currently underway in the area including a church conversion called Laurel Gardens.

Six new-build townhouses by Selective Estates have already been built on the site and the church itself, which dates back to 1852, is being converted into 13 two and three-bedroom apartments.
