A Grade II listed pub in Woolwich is up for sale online for over £1.2 million - but the staff are unaware of the move.

The Guard House, located at No. 1 Street, Royal Arsenal, has been listed on Zoopla for offers exceeding £1.2 million.

Savills has emphasised the importance of discretion in this sale, stating that the staff are unaware of the owner's intention to sell the property.

It is requested that potential buyers make a prior appointment to view the property via Savills.

They have also emphasised that all customer visits must be carried out discreetly and under no circumstances should any direct approach be made to any members of staff.

The pub, originally established in 1788 by Isaac Ashton, is a substantial public house situated in the heart of the Royal Arsenal Riverside residential village.

The area has been subject to considerable regeneration in recent years, with the pub being constructed by Berkeley Homes.

The pub is located in a densely populated area, close to Elizabeth Line and Mainline Stations.

The recently opened Woolwich Elizabeth Line station, which is diagonally opposite the property, provides excellent accessibility to Central London.

The journey times include approximately 15 minutes to Liverpool Street, 23 minutes to Bond Street, 26 minutes to Paddington, and 54 minutes to London Heathrow.

London City Airport is also easily accessible via the DLR with a journey time of seven minutes.

The Guard House, built as the main guard house, is of brick construction under a pitch slate-covered roof, providing accommodation on the basement, ground, and first floor levels.

The property includes a modern glazed extension with a large external terrace and beer terrace area for approximately 78 covers to the front of the building.

Although the majority of this area falls outside of the lease demise, rights are permitted under the agreement.

The estate agent states that the property is fitted to a high standard and includes trade fixtures and fittings which are in the absolute ownership of the vendor and in situ on completion.

The sale will not include any branded or leased items and any items owned by third parties.

The Guard House is held by way of a lease for a term expiring on April 14, 2139, at a fixed peppercorn rent.

The property also has the benefit of a Premises Licence which permits the sale of alcohol from 8am to 1am on Fridays and Saturdays, and from 8am to 12am from Sunday to Thursday.

The property is also subject to a service charge, details of which are available upon request.

The estate agent also stated that trading information may be made available to interested parties upon written request.

Prospective purchasers will need to provide proof of identity and residence as part of Savills mandatory anti-money laundering checks.
