Developers behind plans to build almost 1,300 homes across several massive buildings near Greenwich’s IKEA hope to make improvements to the nearby flyover.
The ambitious plans could see three tower blocks as high as 16, 17 and 20 storeys erected.
But a new plan to deal with the issue of the flyover and “connectivity” in the area has now been submitted to Greenwich Council, including a proposed new pedestrian crossing.
London Square Developments cited issues with the A102 in their consultations, with residents fearing the duel carriageway could block the development off from East Greenwich and its nearest rail station at Westcombe Park.
They blame the A102 for “many of the issues with connectivity in the area” and aim to improve the space beneath the flyover and the footbridge to Tunnel Avenue so new and existing residents can find the area more accessible.
This includes improving the area beneath the flyover with lighting and spacing.
The A102 acts as the southern approach to the busy Blackwall Tunnel, and is often packed with commuters in the morning and evenings.
Developers laid out the plans on exploring the issue in a comprehensive document submitted to the council.
It said: “In response to early feedback from councillors, the design team made ‘plugging into Greenwich’ one of the four place pillars of the design, the clearest example of which is the proposed new pedestrian crossing over Bugsby’s Way into Greenwich Millennium Village.
“The importance of improving connections across the site and beyond has been reinforced by discussions with Royal Borough of Greenwich’s urban design officer … and local residents.
"CIL [Community Infrastructure Levy] and S [Section] 106 receipts from the development could also help deliver this.
“Many of the issues with connectivity in the local area stem from impermeability and hostility of the A102.
"Opportunities to improve this, for instance the footbridge or space below the flyover, lie well outside the site boundary.
"Despite this, in response to the discussions mentioned above, the design team has identified ways in which S106 and CIL contributions could be used to improve both spaces, through lighting, planting, art and play.
“Public realm improvements will also improve the pedestrian experience, including the cycleway running along the Central Street and along Bugsby’s Way.”
It is the latest revision to the plans that could see the area, known as the Millennium Village Park, radically transformed.
The site’s Odeon cinema and IKEA store would be mostly unaffected by the proposals, but the B&Q store would be demolished as part of plans to make way for the 1,290 flats.
Car park spaces would be reduced by 200 and the new buildings would be built above a smaller IKEA car park.
Almost a quarter of the homes would be for London Affordable Rent, with the project including private and shared ownership homes.
