Plans for a new London village with 600 homes next to Millwall stadium look set to get the green light, but with no sign yet of an Overground station.
The flats will be in three huge 32-storey skyscrapers on the site of the Orion Business Centre and built by developers Renewal Group Ltd if approved on Thursday.
The planning application is recommended for approval, but could still be voted down.
Transport for London (TfL) has plans to build the Surrey Canal Overground Station opposite the development.
But the new station might not be ready before the towers are finished.
Residents would have to make the 15-minute trek to the nearest Overground station at Surrey Quays in neighbouring Southwark until the station is complete.
Lewisham Council planning documents said a new bus route would be run to plug the gap if the new Overground station did not open in time.
The documents say: “The scheme proposes significant enhancement to public transport, including a bus route (required in the event the proposed Surrey Canal Overground Station does not open upon completion of [the towers]).
“The station is intended to be delivered in 2024, which would align with the opening of Phase 1.
“Should the station not be ready for the opening of Phase 1, it will be necessary to secure alternative transport infrastructure improvements through a new dedicated bus route.”
Lewisham Council gave TfL the go-ahead to build the new Overground station in December 2021.
TfL will pay for the station through money it secured from City Hall.
Bosses at City Hall secured funding for the station through the housing infrastructure fund – money given to local authorities by the government to build schemes in places with high demand for housing.
But if costs increase, the developer will have to find extra cash to pay for the station.
A total of 120 of the new homes at the development will be available at social rent, with a further 80 at a discounted rent.
All 200 of the lower cost flats will be in the same tower – with the more expensive homes in the other two skyscrapers.
The three towers will be among the tallest buildings in Lewisham once finished.
An 800-seat performance hall, a giant 200-seat cafe and offices will be built as part of the plans.
The development is the first stage of a massive regeneration plan of a five-acre area around the Millwall stadium.
More than 3,500 homes will be built in total if all five stages of the masterplan get the go-ahead.
